• Certified Buyer Representative (CBR)

Most of the time, REALTORS® are hired by the seller and acted in the seller’s interest. A Certified Buyer Representative (CBR®) is specially trained to represent the buyer, assisting them in getting the best possible price for the home they desire.

10 Questions You Should Ask Before Hiring a Real Estate Agent

1. Can you explain how the entire process works from beginning to end?

Buying or selling a property can be lengthy and intricate. Ask any potential agent to explain the timeline and go through each step. Write things down so you don’t forget. Generally speaking, the processes you’ll want to speak about are open houses, offers, home inspections, offer acceptance, and then finally closing.

2. Do you have references I can speak with?

It’s important to make sure you are working with a licensed real estate professional who are who they claim to be. Be weary to not fall for any scams!

3. Do you work with buyers and sellers?

Whether it be a marketing campaign or just constant communication, you’ll want to know what makes your agent special and how it will help you.

7. How does your commission work?

This is an important question. As with any financial deal, it’s important to get a good understanding of how and how much your agent will be compensated BEFORE you get too far into any deal. Usually buyers do not pay commissions as fees are paid by the seller and then split between buyer and seller agents.

8. How many years of experience do you have?

The more experienced an agent is the more likely they’ll be able to foresee problems before they occur. An experienced agent will be battle tested in negotiation strategies and will have forged relationships that only time can build.

9. What are the best ways to contact you?

93% of REALTORS® prefer to communicate with their clients through text messaging. While 90% prefer either telephone or email.

10. What times are you available?

You’ll want to know which hours you can contact your agent. While many agents are available for calls any time, open houses are usually held only on weekends.
